The district

Old East Hill, forty years in the making

Pensacola's boom years built East Hill between the 1870s and 1920s, and the neighborhood has spent the decades since protecting what those years left behind. In 1992 the city council designated roughly thirty blocks, bounded by Gadsden Street, Wright Street, Hayne Street, and 9th Avenue, as the Old East Hill Preservation District.

The estate itself is part of that deeper protection: the Marzoni House, as 714 E La Rua is formally known, was individually listed on the National Register of Historic Places in 2016. Its neighbors include the P.K. Yonge House, another National Register property built in 1910, and hundreds of restored Queen Anne, Craftsman, and vernacular frame homes under tree-lined streets.

Pensacola Beach is about nine to eleven miles from the gate, roughly a twenty minute drive over the bay bridge. Guests of the estate plan the arc the way locals do: morning coffee downtown, afternoon turquoise, and dinner back under the palms in the courtyard.

Schools

Escambia County public schools

The estate is served by the Escambia County School District. The zoned public high school for this part of 32501 is Pensacola High School on W Maxwell Street, itself a downtown campus less than a mile away. Elementary and middle school assignments are address-specific, so the district's own boundary lookup is the authoritative source for the exact feeder pattern.

Nearby private and college-preparatory options also serve the area, and the University of West Florida's Pensacola campus is a short drive north.
